The Real Property Transfer Declaration provides additional information to the county tax assessor to help ensure fair and uniform tax assessments.
County assessor's appraise all real estate in Colorado every two years. The sales price of sold properties, obtained from recorded deeds, are used in the appraisal process.
Because of circumstances surrounding a sale (for example, a sale between family members), some selling prices are not truly indicative of a property's value. The real property transfer declaration can assist the appraisal process performed by the county tax assessors by providing information about personal property, condition of improvements and buyer financing.
